We’re honest about our scope. Full remodels, roofing, structural work, and appliance repair aren’t what we do — we’ll point you to a specialist for those. Everything else, including licensed trades like HVAC and window replacement, we arrange and stay your point of contact.

He does the walkthrough, he scopes the work, and he’s the one you text. When something needs a licensed trade, he says so and arranges the specialist — and stays your point of contact instead of handing you off.

Packages buy labor, not parts. The homeowner purchases the fixtures and finish materials the job calls for — faucets, light fixtures, hardware, paint, vanities — and we handle the small consumables like caulk, fasteners and patching compound. Hours beyond a block are billed at $125 per hour, and you’ll hear from us before we go past the hours in your package. Work that needs a licensed trade sits outside the labor block and is estimated separately; we arrange the specialist and stay your point of contact.

Before you send the list

Do you work with real estate agents?

Yes — this page exists specifically for agents who need help getting a listing ready. Pre-listing prep and inspection-objection punch lists are the core of what this business does.

What kinds of projects do you handle?

Small repairs and punch-list work: drywall and paint touch-ups, doors and trim, hardware and fixtures, caulk and grout, minor carpentry, small plumbing and electrical swaps, and exterior touch-ups. When the list needs a licensed trade — including HVAC and window replacement — we arrange the specialist and stay your point of contact. Full remodels, roofing, structural work, and appliance repair aren’t what we do.

Can I send you a whole punch list?

Yes. That’s the type of job this service is built around — a collection of small items rather than one big project. Austin reviews the list first and will tell you which items are in scope before anything is scheduled.

Do you work directly with the seller, or through me?

Either way works, and it’s your call. Most agents refer us to the seller, who books and pays directly — you stay looped in without being in the middle of the billing. Some agents prefer to cover the work themselves as part of their listing service, in which case we invoice you and the seller never sees a bill. Tell us which you’d prefer when you send the list.

What areas do you serve?

Northern Colorado — Fort Collins, Loveland, Windsor, Berthoud, Greeley, and the surrounding communities. If you’re not sure whether a property is in range, send the address and we’ll tell you straight.

How quickly can you get the work done?

It depends on the scope of the list and what’s already on the schedule, so we won’t promise a turnaround before seeing the work. Tell us the date you’re aiming for — photos, a showing, an inspection deadline — and we’ll tell you honestly whether we can hit it before you commit to anything.

Are you licensed and insured?

Pre-Listing Pros is insured. For work that requires a licensed trade — larger electrical or plumbing, HVAC, window replacement — we bring in a licensed specialist rather than handling it in-house, and we arrange and manage that so it stays one conversation for you.
