Northern Colorado · Pre-Listing Repairs

The small stuff buyers notice, handled before they see it.

Sticking doors. Gray caulk lines. The nail holes, the burnt-out bulbs, the gate that drags. Individually they’re nothing — together they’re what makes a buyer wonder what else wasn’t kept up. We fix them before your home goes live.

The consultation is free and there’s no payment to request one. We walk the home, tell you what’s actually worth doing, and recommend the block of hours that fits.

Sound Familiar?

Every house has a list. Most sellers stop noticing theirs.

You stopped seeing that cracked switch plate three years ago. A buyer sees it in the first few minutes — and an inspector writes it down. Here’s the kind of thing we clear out first.

  • Doors that stick or rub
  • Gray, cracked caulk lines
  • Nail holes & drywall dings
  • Burnt-out bulbs
  • Broken switch & outlet covers
  • Drippy faucets
  • Loose towel bars & handrails
  • Worn weatherstripping
  • Missing smoke & CO detectors
  • A gate that drags
  • Grout that’s seen better days
  • A tired front entry

How It Works

Four steps, and the first one is free.

We don’t sell you a checklist and hope it matches your house. We look at the house first.

1

Free consultation

We walk the home the way a buyer and an inspector will.

2

We recommend a package

Based on what your home actually needs — not a guess off a price list.

3

You approve the list

The punch list and the order we work it in are yours to okay.

4

We work the hours

Highest-impact items first, then a record of what was done.

Prepping a home for sale

“We were very happy with Austin in helping prepare our home for sale. Very professional, experienced, knowledgeable, on time, attention to detail, quality work and easy to work with. Austin’s quote for services was competitive and he handled all the work promptly and over 2 days. I would recommend you utilize Austin for your pre-listing needs and all handyman type work. He is well connected with other contractors, vendors and can handle a wide range of projects.”

Four jobs, one visit

“Austin was great at communicating and the job was completed on time. I needed a variety of tasks done (toilet replacement, fan replacement, wall paper removal, vanity install) and he handled it all. I would highly recommend!”

Inspection objection

“We recently worked with Austin and his team at Pre-Listing Pros to address an extensive list of items that came up in an inspection objection. Austin made the entire process incredibly smooth by serving as a true one-stop shop — coordinating everything, handling each repair efficiently, and keeping communication clear throughout. Thanks to their thorough work, every concern was addressed, and the transaction reached an agreeable inspection resolution with the buyer.”

Small jobs welcome

“…It will be hard to find something that is too big for him to do but also he is so down to earth enough to do a tiny little 5-10 minute job.”

Who You’re Working With

Meet Austin

Austin runs Pre-Listing Pros. He’s spent more than ten years in construction, and he built this business around the small jobs most contractors won’t take — which happen to be the same jobs that decide how a house shows.

He does the walkthrough, he scopes the work, and he’s the one you text. When something needs a licensed trade, he says so and arranges the specialist — and stays your point of contact instead of handing you off.

Pre-Listing Pros is insured, family-run, and based right here in Northern Colorado.

Packages are flat-rate blocks of skilled handyman labor. Homeowners purchase their own fixtures and finishes — faucets, light fixtures, hardware — so they choose what goes in the home; we bring the everyday supplies (caulk, bulbs, filters, weatherstripping, fasteners). Additional hours beyond a block are approved by you in advance. Work requiring a licensed trade — electrical, plumbing, HVAC, window replacement — is quoted separately; we arrange the specialist and stay your point of contact. We don’t take on full remodels, roofing, structural work, or appliance repair. Full pricing is on our packages page.
