Every week we get the same question from sellers and realtors: which package? It’s a fair question, and the honest answer is that the wrong package costs you money in both directions. Buy too little, and the inspection report becomes the negotiation. Buy too much, and you’ve paid for a scope your home didn’t need. The package you want is the one whose scope matches your home’s condition — nothing more, nothing less.

The three Pre-Listing Pros packages are built around that scope. Each one is flat-rate, single-visit, and capped at a known number of hours so there are no surprises on the invoice. The differences are in what’s included, what kind of home each one fits, and what each one is built to prevent.

Why “which package” is the question that matters

A pre-listing visit pays for itself when the scope matches the listing. The math is straightforward: every item we handle in advance is one fewer line on the buyer’s inspection report — and every line on that report is a potential repair credit, a price reduction, or a deal that takes a week longer to close. The cost of getting the package right is small. The cost of getting it wrong is paid twice: once for the work, once for the credits the work didn’t prevent.

List Ready is the entry package and the foundation under every other tier. It’s the room-by-room cosmetic punch list buyers notice in the first sixty seconds of a showing — the small finish items that quietly decide whether a home reads as cared for or one repair short.

What’s included:

  • Caulking refresh — kitchen, bathrooms, and visible exterior seams.
  • Paint and trim touch-ups on doors, baseboards, and scuffed walls.
  • Fixture and hardware tightening — pulls, handles, hinges, towel bars.
  • Sticky doors, closet doors, and bifold/slider adjustments.
  • Bulb replacement with matched color temperature across the home.
  • Outlet and switch-cover swaps where they’re cracked or yellowed.

Best fit: well-maintained homes, roughly 0–10 years old, or any listing on a tight timeline where the home is mostly there and just needs the punch list closed out. Also the most-common closing-gift package realtors book for sellers.

Offer Ready is everything in Market Ready, extended over a longer scope and a higher level of finish. It’s built for listings where the photos and the first showing have to carry weight — higher-priced homes, professionally photographed listings, or anything where you need a full extra day of work to bring the exterior and curb up to the same standard as the interior.

Everything in Market Ready, plus:

  • Curb refresh — entry walkway, exterior light fixtures, house-number alignment, mailbox.
  • Light staging-prep fixes — mantel hardware, picture-rail patches, anchor points.
  • Extended exterior caulking, paint touch-ups, and a slower, more detailed pass.
  • A second day on-site if the scope calls for it — up to 16 hours total.
  • Pre-photo walk-through with the listing agent if requested.

Best fit: higher-priced listings, professional photo days, multi-day projects, or homes where the curb and exterior need as much attention as the interior. Sellers and realtors who want one number, one team, and one workweek’s worth of prep that lands before the listing photos.

Three real matchups: which home gets which package

The cleanest way to choose is to picture three different homes and the package each one would fit. These three are common enough across Northern Colorado that almost every listing maps to one of them.

Greeley · 2018 build · List Ready

A newer Greeley build, owner-occupied for five years, generally well kept. The kitchen caulk has pulled away in one corner, the entry needs a touch-up, three bulbs are out, and two interior doors stick. Nothing on the safety side — detectors and GFCIs are in date. This home needs the cosmetic punch list closed out and not much more. List Ready, four hours, done before listing photos.

Loveland · 2002 ranch · Market Ready

A twenty-year-old Loveland ranch, two owners, lived in. The bathrooms need re-caulking. A couple of GFCIs won’t reset. The smoke detectors have been beeping. The furnace filter hasn’t been changed since fall. Two doors stick and the exterior caulking around the kitchen window has cracked. This is the most-common Northern Colorado pre-listing call — and the most-common Market Ready listing. Eight hours, the inspection report gets short, the offer gets cleaner.

Fort Collins · higher-priced listing · Offer Ready

A Fort Collins home listing above the local median, professional photos scheduled, the listing agent wants the exterior to photograph as well as the interior. The home is in good shape but the scope is bigger — both interior and exterior need a careful pass, and the listing timeline allows two days. Offer Ready, sixteen hours across two days, the photos land cleanly and the first showing is showroom-ready.

The shorthand: List Ready when the home is mostly there. Market Ready when the inspection report worries you. Offer Ready when the photos have to do heavy lifting.

How to pick the right package in sixty seconds

Walk the home once, with no fixing in mind, and ask three questions. First: is anything beeping, expired, or visibly failing on the safety side — detectors past date, GFCIs that won’t trip, weatherstripping that’s chewed up? If yes, you’ve moved past List Ready. Second: are there exterior items that will show up in the photos — faded trim, a tired entry, curb appeal that needs more than an afternoon? If yes, you’re at Offer Ready. Third: if neither of those is true, you’re at List Ready, and you can move on.

Realtors making this call on behalf of a seller can use the same three questions. If you’re between tiers, default to Market Ready — that’s the slot the largest number of NoCo homes actually fits, and the safety-and-mechanical pass is the single highest-leverage piece of pre-listing work for protecting the inspection report. The price difference from List Ready is $500. The repair credit it can prevent is usually more.
